Getting a mason, an electrician, a plumber and a plasterer to follow each other at exactly the right moment, checking the quality of every trade, holding the schedule and the budget: that is a profession. Without site direction, delays pile up, defects slip through and responsibilities dissolve — all of it in French.
As a project manager covering all trades, I take complete direction of your works: I design, tender, schedule the site (OPC) and control execution through to handover. My professional liability is engaged — and insured.
Professional liability & 10-year guarantee: your site is covered
Project management engages my professional liability. That is why the mission is covered by professional liability insurance (RC Pro) and 10-year décennale liability insurance, both mandatory for this activity in France. If a defect affecting the solidity or habitability of the building appears within ten years of handover, the décennale guarantee can be activated. The insurance certificates are handed to you before the mission starts.

What do “maîtrise d'œuvre” and “OPC” mean?
Maîtrise d'œuvre (MOE) is the French term for project management of building works: designing the project, then directing and coordinating all the trades — masonry, roofing, electrics, plumbing, finishes. OPC stands for Ordonnancement, Pilotage, Coordination: the scheduling and sequencing of the site so every builder intervenes at the right moment, with no dead time.
Is this like hiring a main contractor in the UK?
It's closer to hiring an independent project manager or contract administrator. Unlike a main contractor, I don't employ the builders: each contracts directly with you at their own price, and I design, tender, schedule and supervise their work in your interest. You get the coordination of a main contractor with the transparency of direct contracts.
What is the difference with your renovation support (AMO) service?
With AMO, you run the project and I advise you. With full project management, I run the site: I coordinate the builders, control execution and carry professional liability for the mission. If you don't want to manage a French building site yourself — or can't be there — this is the right formula.
Are you insured for this work?
Yes. I practise maîtrise d'œuvre with professional liability insurance (RC Pro) and 10-year décennale liability insurance (RCD), both mandatory for this activity in France. The insurance certificates are provided before the mission starts.
How does the 10-year décennale guarantee work?
For ten years after handover, defects that compromise the solidity of the building or make it unfit for use fall under the décennale guarantee. As an insured project manager, my liability can be engaged for my mission, and I help you activate the builders' own décennale policies where relevant. You are never alone facing a defect.
Can you run the project while I'm abroad?
Yes — that's a common situation for my English-speaking clients. I run the site on the ground, and you receive clear written reports and photos at each stage. Decisions are prepared for you in plain terms; you stay in command without being in France.
What types of project do you take on?
Complete renovations, extensions, rehabilitation of old buildings, fit-out of professional premises or new builds: I work on residential and commercial projects, for private and professional clients. Each mission is scoped to the size and complexity of the site.
How are your fees calculated?
Fees are generally a percentage of the works or a fixed price, depending on the scope of the mission (design only, site supervision only, or the full mission). A free first conversation lets us scope your project and give you a clear, detailed proposal.
