Why a survey

Buy with your eyes open

Bergerac and its surroundings, from Eymet and Issigeac to Lalinde and the vineyards of Monbazillac and Pécharmant, are among the areas of the Dordogne most popular with English-speaking buyers. The Bergeracois is part of my everyday area.

The housing stock is varied: medieval and Renaissance houses in the old town, bastide houses on arcaded squares, wine estates, stone farmhouses and more recent homes on the hillsides. Each type has its own weak points, and the local soils add their own.

Local properties

The properties I inspect most often

Old-town houses

Stone and timber-framed houses in Bergerac’s historic centre: shared walls, cellars, timber floors and roofs that have seen many repairs.

Bastide houses

Eymet, Monpazier, Beaumont-du-Périgord: village houses on arcaded squares, often extended at the back over the centuries.

Wine estates

Houses and large outbuildings among the vines: big roofs, old structures and changes of use to check.

Hillside homes

Houses from the 1960s onwards on the slopes around the town, where clay soils are the main cause of cracking.

On the ground

What I often find around Bergerac

Cracking on clay soils

Clay shrinkage during droughts is the leading cause of cracks on houses around Bergerac, and several natural disaster declarations have been made in the department in recent years.

Damp in old walls

Town houses without a damp-proof course, cellars and ground floors: rising damp is common in the old town.

Roofs and timbers

Plain or barrel tiles on traditional roof structures: leaks and tired timbers to identify before they become costly.

Limestone wear

Eroded joints and crumbling stone on older façades, often made worse by unsuitable cement repairs.

Flood risk near the river

Some areas along the Dordogne are covered by flood-risk rules: the seller’s natural-risk report (ERP) tells you if the property is concerned, and I explain what it means for the building.

Septic systems outside town

Without mains drainage, the septic inspection must be less than 3 years old, and a non-compliant system must be brought up to standard within a year of the purchase.

The French buying process

Where the survey fits

  1. 01

    Before you sign

Ideally, I inspect the property before you sign the compromis de vente, while everything is still open.

  2. 02

    The 10-day cooling-off

Once the compromis is signed, a private buyer has 10 days to withdraw without penalty: a survey fits comfortably in that window.

  3. 03

    Survey and report

I usually visit within 48 to 72 hours and send a written, illustrated report within 48 hours.

  4. 04

    Decide with the facts

Go ahead, renegotiate the price with costed evidence, or withdraw within your cooling-off period.

Frequently asked questions

Buying in the Bergerac area: your questions

How quickly can you inspect a property near Bergerac?

Bergerac is a short drive from my base in Landerrouat: I can usually visit within 48 to 72 hours and send the report within 48 hours, in time for your cooling-off period.

The house has cracks: should I walk away?

Not necessarily. Many cracks are cosmetic, others signal soil movement. I tell you which kind you are dealing with, whether they are likely to evolve and what a repair could cost, so you can negotiate or withdraw with the facts.

How do I know if the property is in a flood zone?

The seller’s natural and technological risk report (ERP) states whether the property is in an area covered by a flood-risk plan. I explain what it implies for the building and for any works you plan.

Can you help with a renovation after the purchase?

Yes. I can support your renovation project from the first quotes to the handover, or manage the works for you from start to finish.

Do you work in English?

Yes. I regularly work with English-speaking buyers, and we can go through the property and the findings together in English.
